landlord refusing to give back security fess

My landlord is refusing to give my security fees as I am vacating before 11 months . in the agreement he has written the line by his hand that if the tenant vacates before 11 months security will not be refunded . but it is not printed and has been written after taking my signature on the same . is it valid and how can i et back my security money back ?
We will have send a legal notice asking him to refund the security amount and will have to inform him that what he is doing is wrong both in civil law and criminal law. But we will have to make the legal notice in a way that we are able to manage him to pay our dues.
