Landlord: notice was given, security adjusted, I can ask any rent now.

agreement was supposed to end on June 4, 2019. Due to some financial issue I asked the tenant in May to adjust the rent in my security, I was also planning to evacuate after the completion of agreement which I communicated to the landlord. On 30th May I told him that I would like to continue because I have exams in june and august to which he did not give any answer as to rent increase. On 4th May he told me that the rent will increase from 12000 to 15000 however in the agreement it is written if I want to continue rent will increase by 10%. Also for 1 year I kept telling him to paint the flat and change ac. Ac is as old as the time when there were no electricity saving stars technology and the ceiling of room has papdi falling everyday for 1 year. Landlord is the maternal uncle of the person who acts in his place. I have been demanding for his uncle's number since he is the one giving directions, but he is refusing to speak to me and asking the acting landlord to take care of it.

It is advisable that you shoot a strongly worded legal notice to your landlord stating therein that a unilateral change in the terms of a tenancy agreement on part of the landlord is arbitrary and bad in law.
