In Chennai - Commercial Property rented - Issues with tenant

I have a commercial property in mother's name and has been leased out since 2008 to a relative. Being a family relative no lease agreement was formulated or signed. In the recent years , we have requested a lease agreement to be signed but the tenant has refused and made threatening claims when asked to vacate. The rent never escalated for initial 9 years and then eventually escalated once 3 years ago . The tenant has turned hostile by being irregular with rent and showing total disdain towards being tenant. The tenant refuses to even communicate or meet for negotiations. The tenant also refuses to allow a 15% rentals increase every 3 years.
The rental proceeds have been remitted through bank transfers all through out with TDS deductions. The security deposit collected was for 10 months based on initial rent set as in 2008. What is the fastest way out to get the tenant evicted? We could even use the premise for carrying out our own business.
