How to sue for non deposit of consideration over an agreement

A friend of mine have taken a house on rent. And the agreement is done. The deposit is not submitted. Can there be any legal action taken on him for breaking the agreement by owner? And if legal action taken what should be done?
As the said agreement has been registered, the said action of not depositing the said deposit. The landlord will notify you to deposit the same, if you do not comply to the same, the said landlord can ask your friend to evict the said premises. and can also file a case for damages and mental agony and loss.
