How to evict Tennant from our ancestral shop

28-Dec-2023 (In Landlord/Tenant Law)
Madam/sir Myself living in Gujrat. Our ancestral shop is in gautambudhnagar district of uttarpradesh. My father let front portion of shop to a person in 1971 for 15 months @65 INR per month. Since then they were paying rent at same rate via money order. In the meantime that person died and shop was run by his son. Rent was also being paid by son. Now in 1999, my father had paralysis and confined to bed. In 2009 my father refused to accept money order and since then son of a tenant stopped sending money order. Now my father died few months back . Now tenant refuse to eviction and also denying access to back portion of property which has no other route of access. Circle rate of area is 100002 per square metre and 15000 for construction. How to proceed in matter

U can give ur tenant eviction notice and after that fild eviction petition against him and claim damages at the present rate of rent and if u also need that shop for ur personal use than u can also file petition against him on the basis of bona fide need of ur self
