I am planning to lease a house in Bangalore.
I need to know the exact steps to be followed to be on safer side.

lease the house for 11 months, as 11 months lease does not require registration, further mention general points that no illegal and immoral activities be carried out, further not to sublet the property to anyone, no nusiannce be created, not to put any permanent structure, not to damage the property, take security deposit by cheque, and also receive rent by cheque
