Default in payment of Electric dues to BESCOM by owner

Hi Sir/Madam, I would like to know is there any Law that permits the Apartment elected association members to take out the Electricity Fuse(where payment is made to BESCOM) if the owner has not paid the maintenance in time. When the owner has mentioned in the legal agreement that he will be paying the monthly maintenance charges to the association directly and the tenant will be paying the monthly rent(maintenance included). I have been paying the rent on time to owner and also paying the electricity bill to BESCOM. Please let me know if the apartment association has the legal right to take out the electricity fuse

If you have emerged into an agreement with the owner that you will pay the monthly rent which is inclusive of maintenance amount then you should not be deprived of any right. But if your owner s not paying maintenance to the association then it s better to enter into a separate agreement with your owner wherein you will only pay the monthly maintenance charges directly to the association to avoid any inconvenience for your peaceful possession.
