Co-owner has changed her name, can she sign leave n license agreement?

I am going to rent out my property.
1. My wife is co-owners of the flat , can she independently act as landlord or licensor?
2. If #1 is yes, she has changed her name and we have completed gazette & update in PAN, will there be any issue, if name in property is different then name in register agreement (although the PAN is same) ?
as long as the co owner is same as the actual person and has all the document with them as favouring their cases it should not be any issue.
