Can landlord increase rent on grounds of increase in maintenance?

I did Leave & License agreement on 1st June, 2019 with my landlord & in that its clearly mentioned that all maintenance charges will be borne by licencor.
Now He is saying that he wants to increase rent because maintenance is being increased in society. I am afraid If I do not pay the increased rent He may ask me to vacate the house. He already owns a house & is living in it near by the rented house.
what does your agreement say about the increase of the rental charges
