Regarding cancellation of sale deed after it has been executed

I want to know whether sale deed can be cancelled. In 15.2.2008 a sale deed was executed after mentioning that full amount has been paid in registrar office and in 3.3.2008 that sale deed has been cancelled in same registrar office mentioning that purchaser wants to cancel as loan applied didn’t get approved and hence both buyer and seller mutually agreed to cancel the document. If it can’t be done what kind of legal action can be taken against the seller. Is that seller document valid or not. Since I am planning buy that plot from the same seller I want to get clarified regarding this.

if there is any valid reason given by the purchaser to the registry for cancellation of the sale deed. After all legal verification. A registeration will be cancelled but both should have agreed it.
