Buyer disagreeing to buy property and asking to return advance

Potential buyer disagree to buy property and asks to return money he paid. What can i do?
The question is vague. Obviously there would beach a contract with regard to the deal and the same should have stated the remedy in case of non-compliance of the agreement. If you have genuine stand accordingly, you can sue him according to the law of specific performance. What about the return of the advance amount paid depends also on the clauses contained in the agreement between you both.

you send a notice asking him to perform agreement. Mention the forfeiting the advance amount given to you towards the loss sustained by you on account of the failure to perform the agreement. Do not forget to include the details of loss sustained by you on account of his non performance.
