Actual area is lesser as compared to area written in agreement

Hi, I booked an office space in Noida. At the time of booking builder has mentioned that the covered area is 388sq.ft, but once we did a measurement before final payment the area is lesser its 347sq.ft. But builder has raised the demand as per the wrong are mentioned in the agreement although the actual area is lesser. Please let me know what should I do. They had given me just 10 days to make final payment. Please help what options are available to me

Dear Client,

Have you brought this into the notice of the concerned builder. It is advised to send a legal notice to the builder stating therein all the facts of measurement of the plot along with the measurements specified in the agreement. If you need any further information regarding this do feel free to contact.
