Steps to resolve property dispute where only one heir took care of it

We are staying in our ancestral house for more than 35 years. my father expired last year.It was our ancestral house.my father were 3 brothers. now the remaining two want the share of the house.I am ready to give them their share. They want it as per the maximum market valuem, but i want to give them a little more than circle rate as we were the ones who were taking care of house from 35 yrs.Please advise wat cud be the best solution.
