Apartment Deviation by builder - I paid market rate + Modt charges

I bought a flat in East Tambaram during Dec 2015 , which has 5 houses (GF, 2 in first and 2nd floor each). Recently a friend visited my house told me that single bedroom next to me is a deviation and builder sold it very recently by keeping 10 sq.ft of ours. Also,he told me that while getting loan in LICFHFL, i paid 20K for MODT only because of this deviation. How registrar allowed registration for a illegal construction. They charged me market rate and facing issues even on paid car parking (as ground floor sold for a commercial purpose). is there any way i will get justice?
1st you can sue the builder for cheating you.
2nd it’s not the duty of the sub registrar to check the dimension of the house.
3rd for motd you need not pay such huge money and it does not have anything to do with your deviation.
4thly converting residential into commercial unauthorisedly can be demolished and your parking may be restored through High Court.
