Q: Vendor not registering the land even after accepting 80%of the amount
Made an agreement for land purchase. He delayed in getting survey done. After the survey now he is denying to register the said land. He accepted the amount even after the time limit and made promissory note mentioning about the registration. It will be done and will accept the remaining amount at the time of registration . Now refusing. Trying to send notice not accepting. Sent text through watsapp. He has read. Is it valid legally?
Advocate Punith Kumar C R answered
you can file for a specific performance suit in the court and proceed further and you can get a sale deed done through the court itself. based on the notice send before and the WhatsApp message being received can also considered as the person has received the notice if the judge allows the same.

Cheque bounced given to friend for security purpose he issued notice, i replied to provide some time to clear amount, but he submitted to court... Not yet received any summonse...What to do next
Advocate Punith Kumar C R answered
you will have to go file your vakalath in the court and take bail in the said case by providing certain surety to the court. later if you are willing to settle the case in a few days by paying the amount the same can be informed to the court and time may be taken to pay the amount if the court allows the same. but make sure you go to the court once the notice if received.
Q: My husband has left me from past 3 months n I'm completely in debt.
Me and husband started a business together in 2015 before marriage. We both had taken loan. We were in joint family and my husband's elder brother was not working half the time so we had to take care of all the expenses. Due to more of house expenses we couldn't pay our loans on time. Recently we settled loan which was in his name by pledging mine n my sister jewellery.my loan is still pending and now bank is pressurising me. He is not staying with me from past 3 months, what help can I get legally.
Advocate Punith Kumar C R answered
you can ask for maintenance and get money from him every month, you even have an option filing a complaint against him if he has forced you to pledge the gold and repay his loans and has abandoned you. if you want him to come back and resume the marriage life you will have to file a restitution of conjugal rights case in the family court. if you don't want to resume the marriage life you can also file for divorce.
