Q: Validity of sale agreement with old man if he dies

Hi - I have entered into a registered sale agreement to purchase the property from an old man. He has 3 sons and only 1 is in favour of selling the property as the old man wants to give part of earnjng to one of his grandchild. The old man has done a registered will for this property in name of this son who is agreeable to sell it. What are my risks in case the old man dies? A hefty advance amount is being paid to them as part of sale agreement. What are my options and risks in this situation? Also, what is the process of sale permission and namjari and what is the earliest to get the same processed?

Q: Custody of children after divorce

I have been married for the past 3 and half year and have 2 daughters aged 2 years and 6 month respectively. Now my wife wants divorce from me and want to keep the custody of both the child to her. Where as i want the custody of either both or any one child. Is it possible that i can keep the custody of the elder child. Or what best solution i have.

Hi,Generally, the custody of a female child is granted to the mother till the child is 6 years of age. But you can talk with your wife and if you mutually come to an agreement then you will have a chance.You can also fight for custody but it will be a long battle.Regards



Q: Division of property among children after the death of father

If a father died prematurely before 2005 leaving behind 1well settled son, 3 well settled married daughters and 2 unmarried daughters (1 dead), how will the property be divided amongst all esp alive UNMARRIED DAUGHTER. Part of the property is Ancestral (farmland) and part self acquired by father (on which house was built by father mostly, and extended by all kids later in life) . The unmarried daughter has no source of income except fields and nowhere to live but father's home. Please advice urgently.

Q: Procedure to take divorce from husband if things are not working well

I am a hindu women.. My marriage has completed 12years and have a daughter of 10years old but from last three years i am residing in my parents house.. And my daughter is living with her father ! I want to get seperated so that he could not trouble me any more in future and i dont want any allumani from him nor want to pull my daughter in between us ... If my daughter is happy to live with her father i dont have any problem.. But now i want to get seperated from him so that he could also live his life and i could also...
