First of all the WILL which your grandmother made shall be Probated and then only the title of the property can be devolved to your mother's name. Further, whether your mother is still alive? If Yes, then first go and apply for Probate and if she is dead then whether she has made any WILL? If not then you will have to apply for Letter of Administration. As it will be very difficult to guide you properly with this limited details, you will have to visit my office with all the relevant documents then only I will be able to guide you properly.

The limitation to file suits for legacy or shares bequeathed be filed within 12 years.
Execution of will is on the date when grandmother died.
Limitation Act, 1963, prescribes a definite time period within which a suit can be instituted by a claimant in respect of various matters prescribed therein.
