Is it legal to buy a property against a Will. Can it be registered

Hi, We are planning to buy a property which is under B'khata area. We need the following clarifications 1. They have their father will for property ownership & yet to get the B Khatta against their name 2. Their will doesnt mark the boundaries of their ownership.. Can we get our property registered with these details only..

1. The Karnataka HC has ordered to not to issue the B khata.

2. B Khata will allow you to buy or sell a site, but you will face problems when you go for construction. It is advisable to go for properties having A Khatha as in case of B Khatha you cannot have building license, trade licence or loan from banks or any other financial transactions.
