Can interest benefit be claimed for rented property without any rent

I have a home loan on property that i have rented out and was claiming the interest benefit under section 24 of income tax act. but from the last 1 yr i have not claimed any rent from the same property, hence can interest benefit be claimed under sec 24 of the let out property without getting any rent i.e zero rent?

Can interest benefit be claimed under sec-24 of the let out property by husband and rent received by spouse i.e No rent to be shown in the earnings of husband and complete rent earned to be shown under spouse who is 2nd joint owner of the same property?

No you cannot claim interest as per the situation you stated above, till last 1 years you have not claimed any rent from the aforesaid property, however I think you have not put your query clearly there must be something more, please get back to me property

Yes this can be done. In case of self occupied house the maximum tax deduction allowed in 2 lacs whereas no limit if the house is on rent. Also note that even if a person has not rented out his property even then he is chargeable to income tax as per the Fair rental value. Ex you might have not rented out your flat. The flat should reasonably fetch 10,000 as monthly rent then you are supposed to add 10,000 as your income irrespective of the fact whether you rent the flat or not.
