Have property in name of father now want run PG in the same

I have a property on my father's name in a society in greater noida. It is a 3 floor house. I wish to use 2 floor as a PG for girls. Please tell me how I can get it registered and what other formalities needs to be completed. Also I need to know about the taxes I need to pay and the limitations (if any) that will be implicated on the owner.
