Wrongful deduction from Security Deposit by landlord how to proceed

Hi, I had an 11 month agreement @ 14K per month rent. I shifted on 7th April but landlord request to pay from 1st of month and said later when we shift he will adjust. I got shifted to Mumbai and my family was still living in that house. After 11 months I requested landlord not to increase the rent and told him that I will shift my family in 2-3 months time. He verbally agreed and kept paying 14K as rent. When I left the house electricity bill was not generated and he held back deposit money citing he will pay when bill is generated. I shared the previous bill reading and asked him to deduct the amount and pay back the balance. He kept on giving excuses and finally he said that he is dededucting 4 months increase rent (1400 pm), electricity bill and overstay of 3 days (where he already have 7 days rent of first month with him). The clause clearly says that post 11 month contract can be extended @ 10% increase in rent, in case of extension a fresh agreement to be signed by both parties

Exactly in the agreement there is a clause of renewal of agreement and it has not been signed, then increase in rent can not be charged subject to other conditions of the agreement. That in case there is clause of agreement regarding particular date of period than you are bound to pay the rent w.e.f. 1st of the month .
