Who will own the land and terrace if I purchase a floor in a building

Buying 2nd floor in sector. Will the ownership of land be devided between 3 parties? For second floor, does the roof right come by default? What are the tips to keep in mind while buying a floor in Gurgaon.

If registration is allowed floor wise than you will register your floor and be the owner of that floor only. Ownership of land in this case would be such that you will have to enter into an agreement with the owner and then get the property registered as having independent floors for which certain formalities have to completed with HUDA. Ultimately the floor will be yours and there will be certain common portions. Land as such will not belong to any particular person. Only floors will be registered.
