Who is the land owner of the property and why do you want to get it registered. do you have the OC ? Notarised agreement is the valid document in view of the law. so you can either check the linked document between the builder and the land owner.

if the society is registered then it must be done by society itself. and should not depend upon builder or any other person as the society is the legally identified person. If it is conveyance deed then society may apply to the registrar of co-operative for deemed conveyance.
