What is the right way to get a plot which is occupied by someone else

Wat is the right way to get plot if it is occupied by someone.in my case Y sold his brother Z property to me with understanding letter.now plot is occupied by Y.pl suggest me to get the plot.

The sale deed should have been signed by Z.
Unless and until Z has given a registered power of attorney to Y, Y cannot execute the sale deed for and behalf of Y.
Get the Sale deed ratified by Z Immediately.
Letter of understanding, possession etc are not good reasons for your sale deed with Y to be valid.
Legally Your sale deed is VOID and hence your sale deed should be ratified by Z at the very earliest.
