What is the procedure to purchase the property and get it registered

Dear Sir/Madam, I'm doing some research into purchasing residential landed property. I was wondering if you could explain the process to me? What paperwork needs to be done and roughly how long does each step of the way take? How long does the whole process take? I would very much appreciate it if you could give me some information, or point me in the right direction. Regards, Sharri

Pls take papers from 1950- 2016 7/12 extract and all mutation entries there on from the owner of the land.
2) Zone certificate of the land
This procedure take near about 1-2 months period for finalization depends upon litigation, if any

to purchase property you need to give
1) Public notice in order to determine encurmbrances on that property.
2) Do title and search report for past 30 years of the same property.
3) Do agreement to sale and give part consideration for it.
4) After final payment do sale deed in your favour.
5) Enter your name in ROR as per sale deed.
6) Pay regularly the liability of that property.
You need todo every step. The time is approximately 15 to 20 days to complete all these process.

u r decided to purchasing the property.
u search
1. who is owner
2. ownership document
3. clear title check by city survey office
i.e. property card.
4. search report of above property
5. market rate
5. after deal I.e. agreement to sell/ token agreement
then news paper advertisement
6. then thereafter sale deed

u consult lawyer
