What documents I need to check before buying a property ?

Hi, I am looking to purchase a residential plot near Gunjurpalya area. Builder told that they have dc conversion and noc from BMRDA. He told they didn't get BMRDa approval because the layout is just 3.5 acres. Hence they got only NOC and it safe to buy. Please suggest in this case. They have 30 feet roads water tank etc which r as per BMRDA. Please help what all docs i need to check.

You have to approach a Good Lawyer with documents provided by the Vendor and after going through the same the Advocate will advise you, if any further documents required from the Vendor.

Don't be hurry in purchasing any property without proper scrutiny of documents by a Good Lawyer

The developer is right in telling you that since the land is less than 4 acres he does not get BMRDA Approval. DC conversion is required and it seems the land is converted into residential. But safety of the plot does not just depend on these two papers. The title, source, absence of encumbrances, acquisitions, zone, possible litigation, rights of concerned people, prohibition Laws, all matter. If you are well versed in checking all these papers vis a vis the Laws concerned you can download a list from any website and check yourself.

Better you take a legal opinion from advocate.. Basically ..Here are the main things checking:
* DC Conversion seems to be proper
* Commercial (Blue belt) to Residential (Yellow belt) converted.
* Layout Approval from Panchayat and NOC
* Clear Title Verification - checking it with Advocate
* ECs from 1950 to till date
* RTCs
* Khata Certificate in Current Owner's name - This is yet to be obtained from Developers.
* Original Documents Verification

Hi, the Property want buy is not a BMRDA. Since you want to do basic verification like Property Title , Conversion copy and other requirements document. Kindly look Weather Property is approved by Bank or not . For more information kindly contact Advocate. Thank you

This area appears to be under the limits of BDA so BDA approval is required to be obtained for the lay out, further the title documents of the property needs to be verified and the originals to be checked and verified apart from the revenue documents, pl seek the advise of an Advocate
