What are the patta rights of wife of deceased owner of property

Some one purchased agricultural land and did not updated in patta. The seller and purchaser both died...now wife of the purchaser want to sell the same land to others, then what is the right of buyers wife..she filed a case against this sale... Suggest us that what will be your suggestion..........The wife of seller was paying the tax in the taluq office because the purchaser not converted the patta...so what right she will get...

If the sale deed was not duly registered then, legally there is no record of the transaction thus, the original owner before the transaction will be the legal owner of the property, also, the legal heirs which include the son/daughters of the deceased of the seller and the legally wedded wife of the deceased will share the property accordingly. Thus, Where a party dies after the contract is signed and before settlement occurs, the contract is then automatically terminated, or discharged. What this means in simple terms, is that the contract is no longer on foot and the surviving party has no further rights or claims under that contract.
