What are the documents to be verified before buying an apartment

How can I verify the property documents and any legal obligation currently standing on builder space where he is projecting the new Flat to be constructed. Is there any fool proof checks before booking an apartment in Mohali under GMADA authority. Appreciate any kind reply
Please verify the records of patwari pertaining to land over which construction has been raised, in whose name it is standing in record, whether any liability of any khasra numbers.

2. Whether t has been converted from agricultural to commercial/residential construction use.
3. See if change of land user is /has been obtained by builder.
4. Get a copy of fard Jamabandi for last 20 years to see if the owners now proposing to st up residential buildings have been recorded owner s for long time .
5. I f urban land see that sale deeds of last 20 years, of proposed builder. Has he got the land mutated in his name or he is working on agreement to sel (Biana from proposed vndors.?
