What action can I take if buyer refuses to pay the token money?

Hello, i self devendra gupta, i have done sale my three shop property in rajasthan to A BC person of rs 14 lac, and before agreement ABC person had given to me 1 lc advance as a bayana and at the time of agreement he is agree to pay 50000/- rs more as a bayana, and he has confirmed to me after agreement 50000/- rs cash and agreement copy he will give me in 30 min but now 15 days has left but still i have not received 50000/- rs and agreement copy from ABC person after many call and discussion he is saying now he is not interested in this property Pls advise what i need to do.. In given facts their is no agreement to sale in writing between seller and purchaser.if you have receipt of the amount received by you than you can file a suit for specific performance as you are ready to complete your part of contract.

you need not to worry about that. you have possession and original papers of that property and you are the owner of that property. you also have rs 100000 of bayana from that purchaser. without original papers and possession he can not claim that property from you.

Hello... You have to send legal notice to the ABC person for compliance of the agreement and asked him in notice that the agreement have to be returned to you and will compliance the condition of the agreement.
