we have only swadeenapu agrement with paid full amount and signature

Hi Sir, my father brought 2 acres of land 20 years ago with an swadeenapu agreement and in the agrement it clearly mentioned we have paid full amount of money to them. we didn't rigster at that time now we want to do registration but the owner was not willing to do so and they are expecting money from us. how can i proceed to please help me out on this. thanks.
You could first address a legal notice to the owner. Thereafter, your only course of action would be to file a civil suit for specific performance or to compel registration etc. This would depend entirely on the terms of the agreement that you are referring to.
Further, if you are in possession of the property, be sure to file for an injunction while the suit is pending. You could set up additional grounds if you have been in continuous possession of the property.
