Want to know procedure for partition among brothers

My grandparents expired without a will, we have agriculture n non agriculture land house at ratnagiri, we have 7/12 utara, were my father n his brother n sister name are there, i need to remove my aunties [married] name from 7/12 n [alive n expied] n my 1 uncle [expired]. So only my father n his younger brother , need to divide property between them. I have 1 aunty who is mentally retarded, who stays with us. How is the property divided
Online mutation to the 7/12 extract has started in 3 centres in Pune a district in Maharashtra, these mutations will record changes subsequent to transfer of ownership. The property will devolve on the basis of your personal law which in turn would depend on your religion. Also, whether your aunt's have a right in the property would depend on whether your grandfather died before 2005, if you belong to a Hindu family.
