Want legal Advice on buying a flat in delhi

Dear sir, my son is studing in delhi, i wanted to purchase a flat in uttamnagar east delhi , but owner of flat selling on GPA basis,before purchse i wanted ur legal advice. my retirement priod is short. please guide us.

Sale of property (transfer of title)can be effected only through registered documents.
'Sale ' by any other mode including executing power of attorney is not valid in the eyes of law.
Although many people still resort to this mode but is is not as per the procedure as prescribed under law.

Buying flat on basis of GPA is not a good choice but sometimes if the documents are in place it can be a reasonable choice in terms of money but you need to be careful with the title documents and the chain of title documents.
