validity of online lease deed for industrial shop

SIR, I am having one industrial shop 600 sq feet area, I want to lease this shop for a period of 3 to 5 years. I have decided to register this deed online or physically in registar office. I heard that except house rental properties,there is no legal protection for industrial shops. If shop occupier refused to vacate property,owner has to file suit in a court & their after owner has to fight for a long time to get posession of this property. Is it true? pl advoice if there is any other way to get peaceful occupancy in this case

Hello, there is absolutely nothing to worry . You may go a head and proceed with your deal. The only thing to note " do registered documents" whatsoever it may. Your rights are absolutely protected and there is no such thing that "civil court wil take long time or only house properties are protected and etc"
So all d best and proceed with your deal

If the occupier refuses to vacate then it's the same principle for even a rental accommodation. So make it sure by your judgement that the person who will be taking your Industrial shop as a rent holder is trustworthy enough to vacate after the duration.

After registering your agreement of leave and license and then giving your premises on leave and licence will always uphold your statutory right to recover your property from the defaulting licensee.
The myth is not true that the commercial properties being rented out is at a risk higher then renting out residential premises, however it is true that seeking eviction of residential premises is of a summary nature and eviction of commercial Premises is a full-fledged trial but the court will pass orders on application for tendering the compensation to you pending the trial and ensure that the licensee cannot enjoy the use of the premises free of cost and on default of complying with orders will pass strictures.
You need to make sure your terms are quite strong enough to avoid any untowards incidents or any complications from your licensee
