Unregistered POA can i register it if owner not available

I have unregistered poa of my house, i cant make it registered as seller is not available. So plz tell me can i live in my house with unregistered poa forever?? Who else can take our house from us except seller??? Govt or sellers son???

Sir an Unregistered POA is not a title, you may file a declaration suit of title based on possession and get a title decree which can be registered in the office of sub registrar the decree will be passed by competent court.

Sir, a POA may not be sufficient for title in the property to vest in you. It is thus essential that the person in whose name title vests execute a valid document conveying title in the property to you. However, on the basis of the POA you may have the option of conveying the property to a person of your choice

A POA is recommended to be registered. You may live in the house if you have the transaction details of the property at the time of purchasing it. Mostly in unauthorised colonies POA is issued by the sellers mentioning the consideration amount.
