Transfer of Tenancy possible.if yes then how

My Aunt, Unmarried, 60 Years Of Age, Hindu, Residing In Goa. Is Only Tenant of her Property. Landlord (Occupant,Christian) of property died and has no legal heirs. As my aunt is old and has no one after her, She want to transfer her tenancy rights to me. As Im her Far Blood Relative and I've been taking care of her. Now is it possible to transfer tenancy rights in indian law? if possible, what procedure shall I follow? Note: This property is pure orchid and agricultural.

Tenancy right of statutory tenant does not come to end with his death but it devolves to his legal heirs. In fact, while she is living she cannot transfer her tenancy rights to another person be it you as that would amount to sub-letting and it becomes a ground for your eviction
