Just make a tranfer deed in the concerned tehsil....make an agreement of tranfer of tenancy deed and register in the respective tehsil...in these cases possession matters most ....for further consultation contact...

Firstly you have to became owner to transfer ownership you are saying you are on rent so legally you can't transfer ownership and regarding tenancy you have inquired all the legal perspectives so for you it would be better for you to give and take affidavit or written agreement but it has no legality in eye of law its just for you and to whom you want to transfer 's stisfaction and other thing if after delivering the possession if you face any difficulty you can file a civil suit
