after the death of the father every one became co-owners. so they can make release deed by releasing their rights int eh property. gift deed is costly and release deed is low expensive. who want to release their their share in the property can release their rights independently also.

Sir/Madam,
The said property left intestate has to be partitioned between all heirs, here the parents both will not included as legal heir only mother can be share the property, in other way the share of the mother of deceased can be given to others by way of "release deed".

Yes it is possible to settle the ancestral peoperry in favour of the daughter as all the legal heirs are part of the settlement deed. You can go ahead registering the settlement deed before the competent registrar office.

After the death of the property owner the surviving legal heirs in entitled to equal share in the property left by him. The said property can be partitioned between the surviving legal heirs. And he deed is called partition deed and not settlement deed. Here all 4 surviving property owner must be added as a party to the said partition deed.
