To buy a plot in panchayat approved residential layout in Bangalore

06-Jan-2023 (In Property Law)
Hi, We are planning to buy a plot.Shortlisted two layouts. One of them is a newly formed layout and the other one is there from 90's.Both of them are panchayat approved layouts. They are saying it will fall under BBMP limits soon. Whether panchayat can approve layouts in bangalore? Both of those layouts have an area exceeding 1 acre.May I know the latest information regarding panchayat approved layouts. Can panchayat approve residential layouts in Bangalore.Area is Dommasandra,Sarjapur road,Bangalore. There are BMRDA approved layouts near by.Thanks in advance.

Without documents of the concerned property it is worthless discussion, so please take all the papers of the property and get legal opinion on the same. Panchayat property not coming BBMP under or BMRD approval. Bengaluru serounding almost no panchayat property, bring and discuss deeply.

Dear sir,

Congratulations you are going to purchase a plot. Dear sir, proper legal scrutiny of title deeds needs to be done. Whether you buy any approved layout get legal advise on that. You need to checkeach and every document and make sure that no court case is there and title is very clear, marketable. Consult advocate for further legal advice.

Thanks for writing to me.

sir, If the said lay out formed land is a converted from agricltural to residential and if the land comes in panchayth limit there should be bmrda approval where it applys. After bmrda approval the layout has to be registerd under panchayth authority, if concern.. Now, the rules are strict on approval of sites from the authorities.shortly to be include in BBMP is not a question. The formed sites should be legal for passing valid title on the purchasing site. The panchayth can not approve the sites when bmrda authority is in force. where there is no bmrda authority, then the panchayth can approve the layout subject to convertion of land from competent authority.if you consult with papers i can suggest you.
