Son co-applicant in property purchased can i sell it without his sign

Sir, I'm a retired Army person. I've purchased a house out of my pensionary benefits, a mortgage loan taken from Bank as co- applicants of my son. Now I wish to sale the house to settle the loan as well settle somewhere. If I distribute the amount unable to repurchase house. Is it compulsory to obtain signature of my sons while selling the house or Can I sale without their signatures. Please advise in this regard. Thanks.

Dear Sir, For cancellation of mortgage loan, your son signature signature and presence not required. Please negotiate with respective bank and the proposed purchaser to clear the loan , Banks never object that the if loan amount is recovered or paid the title owner.
