Sold residential property as a commercial under registered agreement

I have purchased commercial shop On ground floor area about 1500 sq.ft. under registered agreement before 18 months ago.But as per municiple sanctioned plan out of total 1500 sq.ft.commercial area.... Back side of shop is resdencial 900 sq.ft. area & front side of shop only 600sq.ft.is commercial area Builder has joined both area by remove comman wall in between residence & shop i.e 900+600 & sold whole area as commercial shop. pl. advice what legal steps can I take on builder ? wether is it a cheating case or froud case under court of law?..

Taking into consideration your above facts mentioned. One may book the builder on criminal offenses.

However various documents needs to be examined. and accordingly legal steps can be taken in the case.
