Selling of a house registered in the name of wife

We have purchased a villa in the year 2010.we have taken loan from HDFC bank in my wife's name with a joint name of myself.the registry of this villa was done in my wife's name.unfortunately in the year 2012 because of chronic kidney disease my wife was expired.I have two daughters having age of 10 & 7 years.ow I want to sell this villa so what would be the procedure ? I also want to know that is getting succession certificate from court is mandatory for the sell of the villa ?
