see if you want to cancel registration you can cancel the same,
there is no need for excess payment..
if he is not giving registration agreement for loan process & demanding excess of 2 lacs rs. you can file criminal case against him just call me for further details..

Dear client,
To give you proper idea need to check all your transactional documents.
Still to help you you can do following things:-
1) Meet one expert advocate, explain your case to him/her.
2) I think no need to cancel agreement as yet you have strong case.
3) Yet you have time limit with you. So immediately send him/her legal notice and by that notice send 50% payment which is ready with you by way of cheques. And mentioned that remaining 50% will get by loan and for that you require original registered agreement.
Call him/her to complete this contract/ transaction by this legal notice.
