Sale through Power of Attorney actual ownder cannot be contacted

Land sought to be sold by POA holder who is blood relative however it is found that actual owner cannot be contacted in any way. Should the deal be taken forward and what problems may arise later.

If the original owner cannot be contacted how can you say that the Power of Attorney given to teh blood relative is duly executed and given by the original owners. My advice to you would be that you should drop the plan of buying the said land
