Sale deed missing how to sell property

We had a property (two houses), half of which was sold few years back. Now we intend to sell the other half but find original sale deed is missing. What we need to do proceed on sale.

You can apply for a certified copy of the original sale deed from your jurisdictional sub registrar office where your property is situated as the certified copy of the sale deed is as good and valid as the original sale deed. Simultaneously, make a newspaper publication about the loss of the original sale deed and also lodge a police complaint regarding the loss of the sale deed. If even after taking the said actions, if the original sale deed is not traceable or found ,you can then use the certified copy of the sale deed and sell the other half of the property in question.

You need to do the following
a) Obtain a certified copy of your title deed from the sub-registrar office.
b) File a FIR in the nearest police station stating that the title deed is misplaced.
c) Issue a small advertisement in 1 regional and 1 english newspaper stating that the title deed has been misplaced and request the finder to handover the deed back to you.
d) After 90 days from the date of filing of FIR, obtain a non traceable certificate from police.(Even if police is not giving non traceable report, it is ok)
e) Obtain an up to date Encumbrance certificate of your house property.

Once you have complied with all of the above, you can now sell the property to any buyer and handover all of the documents to the buyer at the time of registering the sale deed.

In the instance missing of original sale deed
1. first give an police complaint and lodge the fir
2.After give an paper publication to the public intimating that your sale deed was missing
3. produce that paper publication to the police station were your complaint was lodged then the concerened police officer will give an certificate as it is is an non traceable document.
4. Finally you apply for certified copies of sale deed at registrar office
