Sale Agreement obtained from buyer what precautions to be taken

As owner I want to sell a flat in Patuli/Kolkata. Purchasers searched propety w good result, their lawyer sent me Sale Deed :1) for bank loan 20% down payment, 2) earnest money Rs. 5 lacs want to pay me, 3) cl.5&6 : If a good marketable title is not made out or property is found to be subject of any encumbrances, attachment, claims or demands, the purchasers shall be at liberty to descind the agreement and the vendor shall in that event and on demand by the purchasers refund the said earnest money with 10% interest p.a. and shall pay to the purchasers Rs. 20000.- as settled cost of searches and investigation of the vendor`s title 4) If the vendor fails or neglects to complete the sale after the sale being made out as aforesaid or therwise required by law, the purchasers will enforce specific performance of this agreement by legal proceedings or may sue the vendor for recovery of the earnest money with interest, costs and other details. I disagreed and need your advice how to proceed

I think the advocate has sent u the agreement for sale (NOT SALE DEED) as these terms are incorporated in agreement for sale not sale deed. Rs 20,000 demanding searching cost is absurd, rest terms (language) can be talked and made alterations.
