Sale agreement for B Khata property. How to proceed ?

I am a Hindu.Is the sale agreement for B Khata property are valid on 6 Rupee stamp papers? Is a clause to forfeit 20% of the 'cost of construction/ any instalment' when the seller is herself an Individual and not the builder legal? Can I approach the consumer court to settle the issue?

What is the value of the property in which year the sale agreement was done and whether sale deed entered what exactly the hurdle you are facing be specific in your question to understand the legal complications. Why 20% has to be forfeited what you want to sell or build.

sir/madum, you have not stated the consideration amount in the agreement and in which year the agreement was done. If the agreement was executed recently, the stamp duty is not proper whether it is B katha or other. It seems to be in civil nature. so, you can not go for consumer court.
