Rights on common property of all farm owners

Sir, I am thinking of purchasing a plot in Sungraze Farms developed by KBR Properties & Promoters in Soolagigiri. The place is in Tamil Nadu near Hosur. The plot has to be purchased directly from a person having Power of Attorney. In the process of purchase, the name of Sungraze Farms does not come to picture.Will it be safe to make the purchase? In such a situation what are the main points to be looked into? Is it better to purchase plots under the label of a company? Here the advertisement appeared in the Website only.Since the purchase is directly from the individual, can there be any restrictions to avail thecommon fecilities of the farm land in future?
There are many documents that you will need to ensure that your developer has cleared in his files. From the 7/12 document which is the most critical document of Title and proof of rights to land revenue tax receipts, Title Deed, Stamp Duty document, Encumbrance certificate, Municipal Corporation approvals, Release Certificate from the bank, Allotment letter and the development agreement, the list is quite long. Make sure you have correct legal advice on the whole gamut of approved documents required.

See usually developers will be having agreement or GPA from the land owners as per that after the construction the land owners and developers will distribute the flats on a basis of their understanding. Hence, you have to check with the seller what is their commitment with the land owner pertaining to the property then by collecting the related documents you can consult any advocate for the opinion after getting legal opinion you can go for purchasing. Meantime as per recent Supreme Court Judgement the property cannot be sold through GPA the judgment is passed but I don't know about its implementation has started or not. So lot of issues is involved consult any advocate.
