release deed vs gift deed,stamp duty waived

dear sir
i am overseas,pio card holder,
my mother wants to gift her half share to me .city pune
row house bought by me when citizen 2011 through poa ( father). all monies came from me
now stamp duty waived.
total costs n time involved?
do i need to be physically present ,for how long etc.
do i need to sign if recipient,and at same time/

Your mother can make a gift Deed in your favor and you can get it accepted before the Indian Embassy. You dont need to be physically present in India for the same. The stamp duty is waived as per recent amendment.
