Your grandfathers title document was his Pattayam. Once he transferred a portion of the property to your mother by way of a registered document, that document will become the title deed of your mother and the previous pattayam will be the prior deed as far as your mother is concerned. Only thing your mother needs to do is to get it mutated(change the portion of the property in her name in the village records). Once the same is done, the property can be mortgaged or transferred.

What is the amount of loan? Educational Loan is sanctioned against the future earning capacity of the student and loans up to Rs. 4 lakhs requires no surety or guarantee.
