My reply: You dont have a case. Forget about it. At the most you can take back the advance from that seller.

The sale agreement in your favor on Rs. 100 Stamp paper cannot be an evidence of the partnership.

This was an agreement between you and the vendor.

Moreover this is an unregistered sale agreement which cannot be enforced in law.

This sale agreement cannot be taken up as a preliminary step for the subsequent execution of the registered sale deed in favor of your friend.

You may issue a legal notice to reund your funds invested in the purchase to your partner friend on the basis of the evidences in your possession about the transaction you have dalt with him in this regard.

Hope you have evidences of the amount transferred to his account for purchase of the property?
